Month by month
Adjust timing for the year. Early or late freezes move the fall and spring items.
- January
- Watch north eaves for ice buildup after snow. Check the mechanical room for humidifier or condensate drips.
- February
- During deep cold, open sink cabinets on exterior walls at night and keep the thermostat steady.
- March
- Heavy, wet spring snow is common. Clear snow away from window wells and the foundation as it melts.
- April
- Look for interior stains that appeared over winter. Test sump pumps if the house has one.
- May
- Restart irrigation slowly with someone watching the basement near the tap. Reconnect hoses.
- June
- Check AC condensate drains and pumps as cooling begins. Inspect washing machine hoses.
- July
- Afternoon storms bring short, intense rain and hail. Clean gutters and confirm downspout extensions are attached.
- August
- Look at sprinkler spray near the foundation and adjust heads pointing at walls or window wells.
- September
- Replace the humidifier pad and test the condensate trap before heating season.
- October
- Schedule the sprinkler blowout before the first hard freeze. Disconnect hoses and drain hose bibs.
- November
- Confirm the indoor irrigation valve is closed and drained. Check attic insulation over vaulted rooms.
- December
- Before holiday travel, run the pre-trip shutdown routine and set the thermostat no lower than the mid-50s.
Local weather patterns behind the calendar
- Elevation
- A little over a mile high, with strong sun and dry air for most of the year
- Freeze-thaw cycles
- Frequent in fall, winter and spring; sunny days often follow cold nights
- Spring snow
- March and April storms can be heavy and wet
- Summer storms
- Short, intense afternoon thunderstorms with hail are common
Why seasonal timing beats a single annual check
A once-a-year inspection misses the problems that only appear under specific conditions. Ice dams only form after snow and sun. A frozen irrigation tap only leaks after startup. A clogged condensate line only overflows when the AC or a high-efficiency furnace is running. Spreading the checks through the year means each one is done when its failure is actually possible.
Most of these items take a few minutes. Set phone reminders for the start of each month and keep notes on what you found, which also helps when an insurer asks how a home was maintained.
